The Isaacs' Family Room Addition

Though having a relatively new house the Isaacs young family needed a family room addition in order to maximize their existing functional floor plan. Clients were very concerned about: sun shading, extensive insulation, and bringing in the daylight yet monitoring and controlling the sun.
Details:
Zoning variance had to be obtained, due to several given corner lot restrictions. The addition was designed to utilize the remaining deck and to set in the same area where were partial deck was removed. One room with a full basement designed to naturally flow from existing floors into new spaces. Functions of the addition were: T.V. sitting area, family game space, and wet bar for adult entertainment, basement to be finished later.
