507 & 509 Boal St. Restoration of Condemned Townhouses

Location: Cincinnati, Ohio (Mt. Auburn)
Client: Donald Spencer - Real Estate Company

Project:
Extremely challenging opportunity to reconstruct two frame buildings resting on a steep hillside in Mt. Auburn. Added to the challenge was the condemnation condition of the structure - as very little roof and rear walls remained.

Details:
The goal accomplished with a creative and focused approach produced two twin tri-level townhouses: exhibiting an entry level - living room, dining, 1/2 bath, kitchen, all open with views straight thru spaces; lower level - den/family room, mechanical room, bedroom with bath at rear with full glass height rear wall; upper level contained two bedrooms with a large bath and plenty of storage on all levels. The exterior facades were completely rebuilt; a new two level porch/deck created a dynamic outdoor space hovering over the hillside.

All mechanical systems were completely replaced as well as the roofing system.
