Projects goal convert a under utilized, non-descript vacant strip wall structure into a new appealing, and practically sized tenant sub-spaces with market driven amenities. Economic feasibility was initially conduct to provide direction for programming of the new floor plan layout(s). Existing mechanical and electrical systems were assessed and then proposed replacement due to new code requirements and unverifiable specs/details for on site equipment or the non-existence there of.

ADA compliance from parking lot into the main entry points was resolved by ramps, change of grade, entrance door widths, and removal of non-compliant thresholds. Building incorporated new emergency egress lighting systems; as well as new fire alarm, and limited area sprinkler systems. Existing and new parapets, underwent structural analysis and re-engineering was required.

Project typical duration seven to eight months accomplished in 5 months driven by owners need to close out project prior to end of year (2010) report.
