Address and correct technical problems with original construction detailing which had produced many functionally operational/ maintenance issues involving twelve residential cottage buildings (8 - housing 16 residents each; 4 - housing 32 residents each) placed in a campus type setting plus replacement of range hoods and minor modifications to community building.
Details:
Complete redesign for all multi use shared restrooms and shower units, to meet ADA compliances, to develop longterm durability and provide low to no maintenance finishes; replacement of entire roof system - provide ventilation to structures; insulate roof from underneath over mechanical units existing in attic spaces; refinish to corridor walls; flooring; and upgrade general lighting and exist egress lights.
A critical challenge met: this project was to design construction so that it could be completed multi-phased, all cottage facilities had to remain in full operation throughout all the facets of construction. The general contractor made a very difficult challenge less so through proactive scheduling, modifying as required and planning well ahead in constant communications with the project architect.
