A small and growing church on Covington's eastside sought to expand or renovate on a seriously restricted site, which would require two major zoning variances. The existing church structure was deteriorating and crumbling and had a long list of code non-compliance conditions.
Details:
Working with one of our design/build partners the firm creatively developed a structure which: increased sanctuary seating from 75 to 185; a new church office with secretary work space; a sizeable entrance lobby incorporating a multi-short stop vertical lift for ADA accessibility to all levels; new fellowship hall with integrated dining space adjacent to new kitchen; new public restrooms ADA compliant were built at Sanctuary and fellowship hall levels.
The building being placed right at the sidewalk edge dictated a sensitive design to its front face so people could see in and get inspired to join into the night and daytime activities as they may pass by. A significant challenge that was overcome was the elevation difference between the sidewalk and the sanctuary floor level (4'-0" difference). Another challenge was construction of this new facility over top portions of the existing foundation structure.
The lack of adequate parking was accomplished by agreements with Covington Independent Schools, Senior Housing project, another neighborhood base organizations, some street parking plus the limited on-site parking.
